Rental Qualifications

How old do I need to be in order to apply?

Applicants must be 18 years or older, or an emancipated minor.

What is the income requirement?

Monthly income must be 2.75 times the monthly rent.

Do I need rental history?

12-month residence or rental history is required.

Guarantors (Co-Signers) – Applicants who do not make sufficient income under “Income Requirements”, may qualify by having the lease guaranteed by a Guarantor. The Guarantor must have a gross monthly income of at least 4 times the monthly rent and meet all other qualifying criteria. The Guarantor must complete and sign a Lease Guaranty Agreement. Guarantors may be held responsible for the entire rent and other costs, such as damages, for the entire lease term, even if you have roommates.

Will a background check be completed?

Yes, a background check will be ran.

Who completes the screening process?

We utilize a thir- party screening company called ApproveShield. They will verify your income, identification, and process all aspects of the application screening.

How long does it take for an application to be approved?

Our goal is to have your application approved and lease signed in 7 days.

General Questions

Which utilities are included in my rent?

Utilities are separate from rent. We do, however, utilize Conservice to set up and bill your electric and water services for you. The bill for both utilities will be billed with your rent so all three will be paid together at the first of the month.

Do you have on-site maintenance?

We have maintenance available during business hours Monday- Friday (8 am-5pm) as well as 24-hour after hour Emergency Maintenance.

Am I required to purchase renter’s insurance?

Renters Insurance is required, contact the leasing office for further details on the requirements.

What school district/ schools are we zoned for?

We are in the Paulding County School District. We are zoned for Allgood Elementary, Herschel Jones Middle School, and Paulding County High School.

Are you pet friendly?

We are a pet-friendly community! We allow a maximum of 3 pets per home. Our breed restrictions include but are not limited to the following:

Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chows Chows, Doberman, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Siberian Huskies, Belgian Malanois, St. Bernard, or any breed with a mix of the above.
